Why Direct Bookings Matter for SA Owners in 2026

If you manage a serviced accommodation property, you have probably noticed the commission fees from online travel agencies creeping upward. In 2026, many Airbnb and Booking.com hosts are paying between 15 and 20 percent per reservation — a significant chunk of revenue that could be going straight into your pocket.

That is why more and more property owners across County Durham and Teesside are investing in direct booking strategies. A direct booking means a guest reserves your property through your own website or by contacting you personally, cutting out the middleman entirely.

The financial benefits are obvious. On a property earning three hundred pounds per night, a single weekend booking through an OTA could cost you nearly a hundred pounds in fees. Over a year, that adds up to thousands of pounds in lost revenue. Direct bookings let you keep more of what you earn.

But it is not just about money. Direct bookings give you a closer relationship with your guests. You control the communication from the first enquiry to the post-stay follow-up, which means better guest experiences and more repeat visitors. Guests who book directly also tend to be more engaged and leave more detailed, positive reviews.

Building a direct booking strategy does not require a huge investment. A simple, professional website with clear photos and an easy booking system is a strong starting point. Pair that with a social media presence and encourage past guests to book directly next time by offering a small incentive.

The OTAs still have their place for visibility and filling gaps, but a healthy balance between platform and direct bookings is the sweet spot for sustainable growth.

Spring is the perfect time to give your serviced accommodation property a thorough refresh. With the Easter holidays approaching and longer days drawing more visitors to the North East, a well-prepared property can make all the difference to your bookings and reviews.

Start with a deep clean beyond your regular turnover routine. Pay attention to areas guests notice but owners sometimes overlook — skirting boards, window tracks, behind furniture, and inside kitchen cupboards. A sparkling clean property sets the tone for a five-star stay from the moment guests walk through the door.

Next, update your soft furnishings. Swap heavy winter throws and dark cushion covers for lighter, brighter alternatives. A fresh set of cushions, a new throw draped over the sofa, and crisp white bedding can transform the feel of a room without breaking the bank.

Check your welcome pack and essentials. Replace any tired-looking tea towels, oven gloves, or chopping boards. Restock toiletries and make sure all light bulbs are working. These small details signal to guests that you take pride in your property.

Review your listing photos. If your images were taken in autumn or winter, consider updating them with bright, natural-light shots that show the property at its seasonal best. Fresh photos can significantly boost click-through rates on Airbnb and Booking.com.

Finally, step outside. First impressions count, so tidy the entrance, clean the windows, and add a potted plant or two by the front door. A welcoming exterior sets expectations for the quality inside.

Spring Walks Around Guisborough and Roseberry Topping

As the days grow longer and the first signs of spring appear across the hillsides, there is no better time to lace up your boots and explore the stunning walking country around Guisborough.

Roseberry Topping is the obvious starting point. Often called the Matterhorn of Cleveland, this distinctive peak rewards a relatively short but steep climb with panoramic views stretching from the North York Moors to the Teesside coast. On a clear spring morning, you can see all the way to the Durham Dales. The circular route from Newton under Roseberry car park takes around two hours and is suitable for reasonably fit walkers.

For something gentler, Guisborough Forest offers miles of waymarked trails through mixed woodland. The paths are well maintained and mostly flat, making them ideal for families with younger children or anyone who fancies a leisurely stroll. Keep your eyes open for roe deer and the first bluebells of the season pushing through the forest floor.

Just south of Guisborough, the Highcliff Nab walk provides another rewarding option. The trail climbs through woodland before opening out onto a dramatic escarpment with sweeping views across the Tees Valley. It is a quieter alternative to Roseberry Topping and a local favourite for good reason.

If you prefer a coastal walk, Saltburn to Skinningrove along the Cleveland Way is a spectacular clifftop route that takes in the dramatic coastline at its springtime best. Allow around three hours for the return trip and stop at Saltburn for a well-earned coffee afterwards.

Stay in one of our Guisborough properties and have all of these walks on your doorstep. Explore our listings at cozyquarters.co.uk.
